Yardi Breeze

Launched by Yardi Systems in February 2018, Yardi Breeze is a cloud-based property management platform targeting small to mid‑size residential, commercial, and self‑storage portfolios (1,000 units or fewer). It's designed for quick setup and intuitive use across mobile and desktop.

• Launch: February 2018 as a lightweight complement to Yardi’s enterprise Voyager suite, 

   

• Early traction: Surpassed 1,000 clients by May 2019 and expanded into Canada

   

• Client growth: By end of 2022, over 7,000 clients; as of Fall 2024, more than 8,000 businesses use Breeze

• Yardi Systems, the parent company, is private (founded in 1984) and profitable, with ~9,500 employees and ~$3 billion in annual revenue 

   

• Breeze operates as part of Yardi’s internal product suite; no standalone external funding or valuation.

• Accounting & Financials: rent tracking, invoicing, bill payments, custom financial reports 

   

• Marketing & Leasing: online listings, applications, lease completion, tenant screening, and payment portals via RentCafe 

   

• Maintenance & Communication: work-order tracking with email/SMS alerts

   

• Specialized Modules: Breeze Premier includes custom reporting, job-costing, investment tools; self‑storage support includes gate integration

• Live chat (unlimited), with phone support free for 60 days 

   

• Integrates with ScreeningWorks Pro, Yardi Bill Pay, payment processing, and Resident‑Link by IDIQ for tenant credit building 

   

• Banking and owner-portal functionality via RentCafe.

As part of Yardi Systems:

• 2021: acquired 42Floors (commercial marketplace)

   

• 2022: launched RentCafe CRM IQ; partnered for embedded tenant insurance integration in Canada 

   

• 2024: integrated Xfinity Wi‑Fi with RentCafe and took majority stake in WeWork 

• 2022 “Year in Review”: 7,000 clients; 118K+ chat requests; REfresh user event drew 2,750 attendees 

   

• Continued rollouts: energy management insights, credit-building for residents via partnerships
